Buyers listening to reports across the country are not sure if they should buy or rent. The Clarksville/Ft. Campbell area is not experiencing some of the economic problems as parts of the country. In fact, Clarksville is slated to be one of the fastest growing areas in appreciation this year. The average sales prices for January to March of 2007 was $137678 and the average sales price for the first three years of 2008 is $146952 an appreciation rate of 7% this year and 4% annual appreciation for the last 3 years.

There is some price correction in our markets, sellers are still willing to pay the majority of closing costs in our markets and interest rates are low with all types of lender incentives which for a buyer this is a great time to buy. You don't want to buy when the market is active and prices are increasing rapidly. Especially the short time buyer that may only be in a home for 2 to 5 years you are purchasing at the low end of the market and as our troops return as has been standard prices will increase and inventory wil decrease.
